What role do ad networks play in MLS revenue generation? The legal, financial, technological, and logistical ground is constantly shifting beneath the feet of MLS leaders. While you face a multitude of challenges, perhaps one of your biggest hurdles is continuing to generate revenue while still maintaining a happy member base. One solution for this is placing ads on your consumer-facing website and/or member site. Enter ad networks, technology developed to place ads on your website and to pay you for the privilege.

Questions to Ask

There are some important questions to ask when buying any real estate technology product and some that are unique to ad networks.

  • What is the revenue share? Ad networks combine a variety of cost models CPM (Cost per Thousand), CPC (Cost per Click, like Google) or CPA (Cost per Action, for instance completing a form or purchasing a product). Ask the vendor to explain theirs.
  • How many ads will the vendor place on my site and where will they display?
  • Who will the advertisers be? This is a tough question to answer, but you’ll want to be sure you can avoid objectionable advertisers.
  • What kind of reporting is available? Ask to see a sample.
  • Can the vendor provide references? Which MLSs are using the ad network and are they satisfied? Take a few moments to look at the sites of MLSs that are using the ad network. Are they quality ads (not just “belly fat” ads or “how to get your GED in 10 minutes”)?
  • Who sells your ads? Do you sell them directly (this will pay more)?
  • Do you have the right to audit the vendor so you can ensure that they aren’t placing all the best ads on someone else’s site and not yours?
  • Can the vendor geo-target?
  • Can you sell advertising to local companies? Will the ad network vendor provide a media kit to support that?
  • Is there a cost to add ads to the ad network?
  • Will the ads be B2B or B2C? You would want to feature B2B on your MLS system and B2C on your consumer-facing website.
  • Has this vendor integrated with the software that powers my consumer-facing site or MLS system before? Will my current software even support ads on my website?

Functions such as accounting, lead routing, reporting, and agent management often fall into this category and are managed with back office software. Each back office solution is different, so it’s important to understand what you expect from your technology.

What is a CMA?

CMA stands for Comparative Market Analysis. Traditionally, these reports for seller clients provide recent comparable sales and allow agents to craft their own recommendation for listing price.   • Can you embed images, photos, videos, or other media to make the CMA more attractive when viewed in a Web browser? Which leads us to our next question...
  • Can the CMA be viewed in a Web browser? If so, is it mobile-friendly? Ask the vendor whether it just appears as a .pdf on mobile or whether it is actually interactive.

There is only one data standards organization in real estate. RESO’s mission is to create and promote the adoption of standards that drive efficiency throughout the real estate industry. Document management and transaction management represent two distinctly different product categories.   • Will this product “talk to” or work with the products I already use for CRM, electronic signature, forms, etc.?
  • Can I pull property information from my MLS into this document management or transaction management solution?
  • Are the documents encrypted? Are there any security guarantees? Will the vendor manage the legal notification requirements in the event of a security breach where consumer information is compromised?
  • Does the product have a digital signature solution included or will it work with the solution you’re already using?

What are IDX and VOW?

Also referred to as “broker reciprocity,” Internet Data Exchange (IDX) is a system whereby brokers and agents can display other participating brokers’ listings on their websites – only if they reciprocate and let those other brokers display their listings, too. Participating brokers pull a data feed from the MLS that contains all the active listings for all participating brokers. There are very specific, strict rules about the fields included in the IDX data feed.

A Virtual Office Website (VOW) is a broker website that allows the public to create an account and view every bit of data (except confidential data like showing instructions) in the MLS. Its registration requirement and more complete information sets a VOW apart from an IDX website. However, like IDX, it allows brokers to share data from the MLS with consumers.Questions to AskThere are some important questions to ask when buying any real estate technology product and some that are unique to choosing an IDX or VOW product.

  • Does my MLS allow IDX or VOW access to this vendor?

Functions such as accounting, lead routing, reporting, and agent management often fall into this category and are managed with back office software. Each back office solution is different, so it’s important to understand what you expect from your technology.

Questions to Ask

There are some important questions to ask when buying any real estate technology product and some that are unique to choosing a Back Office solution.

  • What is the revenue share? Ad networks combine a variety of cost models CPM (Cost per Thousand), CPC (Cost per Click, like Google) or CPA (Cost per Action, for instance completing a form or purchasing a product). Ask the vendor to explain theirs.
  • How many ads will the vendor place on my site and where will they display?
  • Who will the advertisers be? This is a tough question to answer, but you’ll want to be sure you can avoid objectionable advertisers.
  • What kind of reporting is available? Ask to see a sample.
  • Can the vendor provide references? Which MLSs are using the ad network and are they satisfied? Take a few moments to look at the sites of MLSs that are using the ad network. Are they quality ads (not just “belly fat” ads or “how to get your GED in 10 minutes”)?
  • Who sells your ads? Do you sell them directly (this will pay more)?
  • Do you have the right to audit the vendor so you can ensure that they aren’t placing all the best ads on someone else’s site and not yours?
  • Can the vendor geo-target?
  • Can you sell advertising to local companies? Will the ad network vendor provide a media kit to support that?
  • Is there a cost to add ads to the ad network?
  • Will the ads be B2B or B2C? You would want to feature B2B on your MLS system and B2C on your consumer-facing website.
  • Has this vendor integrated with the software that powers my consumer-facing site or MLS system before? Will my current software even support ads on my website?
